Safety Issues

Before listing your property, address key safety issues to avoid delays. Make sure smoke alarms and electrical safety switches are installed and tested. If you have a pool, provide the buyer with the required Pool Safety Notice (QBCC Form 36). Handling these early helps streamline the sale and keeps buyers from backing out.

Know your Competition

It's important to know what other properties are for sale in your area, as they’re your competition. Without this insight, your expectations could lead to disappointment. Agents base appraisals on recent sales and current listings. Visiting open houses can help you understand local prices, but remember, the price you want may not be the price you get.

Presentation

A small investment in repairs and cleaning can greatly increase your sale price. Most buyers tend to overestimate repair costs, which can create a bad impression. Ignoring issues could also lead to a failed Building Inspection, making the sale process harder.

Tenants

If your properties are rented, your tenants still retain their rights of occupancy and quiet enjoyment. This means that we will be unable to show the property to prospective purchasers at any time.

Choosing the Best Path to Sell Your Property

By Negotiation

The most common way to sell residential property is through an Exclusive Listing by Private Treaty. This means the property is listed with one real estate agent, and the sale is negotiated privately with buyers until the vendor agrees on a suitable price and terms.

By Auction

Some sales are better suited to auction, especially if the property is unique, in high demand, or needs to sell quickly. However, not all properties are ideal for auction.

Preparations

Setting the Stage for a Successful Sale

Timeframe

Selling a house takes time and should follow a proper process. Vendors need to be patient, as rushing can lower the sale price. If you need to sell and settle by a specific date, we can adjust the timeline to meet your needs.

Presentation

Keeping the property clean and tidy is essential. Clutter can turn off buyers, as they want to visualize their own belongings in the space. It's best to move stored items off-site. While staging with hired furniture is popular, it’s not always necessary—sometimes older furniture can enhance the property's character, especially if both are of a similar age.

Documentation

To help the sales process, gather important documents for the agent, such as rates notices, body corporate statements, pool safety certificates, leases, and development approvals. The agent needs all property details.Listing begins when you sign a Form 6, a Queensland Government document. It outlines the terms of the agent’s appointment, the sale price, marketing costs, and the commission payable.

Marketing

The property will be photographed for marketing, which may include video and drone shots, depending on the property. Some properties need only a few photos, while others may require more. These images and videos will be used for online ads and print materials.

Open For Inspection

After seeing the ads, potential buyers will want to visit your property. Open for inspections are the best way to showcase it, typically held on Saturdays or midweek at sunset, depending on the property. For auctions, limiting the number of open inspections can help draw more visitors, boosting interest and encouraging competitive bidding.

We will keep you updated throughout the sale process, sharing interest levels, open house attendance, and feedback from inquiries. Our goal is to represent your interests and get the best result for you.

Offers

When an offer is made, it's up to you to accept, reject, or negotiate. Offers may vary in price and conditions, and you have the final say on what best meets your needs.

Sale By Auction

Auction bids are always unconditional and must meet your reserve price. All bidders are required to register and provide ID before placing a bid.

Finalising the sale

From Contract to Settlement

The Contract

Once an offer and related conditions are acceptable, we will prepare a contract of sale with all the agreed details for both parties to sign.Once signed and completed, the contract is forwarded to your solicitor / conveyancer to finalise before the settlement date.

Inspections

The buyer may be entitled to several inspections to facilitate the transfer of ownership. These are usually in the form of a Building Inspection, an Inspection for Valuation Purposes, and the buyer is entitled to a pre-settlement inspection.

Settlement

Settlement day will be listed on the contract and is the day that payment and official ownership is transferred. The property officially changes hands.
